How to Compile a Mailing List From Expired MLS Listings

Introduction

Capitalize on expired listings, a source of leads, by obtaining the Multiple Listing Service (MLS) report. Most Real Estate Boards provide this service, a powerful marketing tool for real estate agents and home sellers alike. Here's how to access it.

Instructions

Difficulty: Moderate

Steps

1

Step One

Contact your real estate service and purchase the expired MLS list. If you prefer the services of an administrative aide in your area specializing in lists like the one you seek, get them to provide a current mailing list.
2

Step Two

Use your word processing program or database program to compile and print your mailing list. Be sure you can print letters using the program. Print the names and addresses of home sellers you wish to contact by mail.
3

Step Three

Cull the list for those you don't want to reach by mail. You can update your listing daily or weekly after obtaining the MLS updates.
4

Step Four

Select and sort the expired listings by reasons for selling, including
"Owner Moving," or "Owner Retiring." Always find out why the listing has expired.

Tips & Warnings

  • When working with a buyer where suitable and current listings fail, check the expired listings.
  • In the event you are an unlicensed buyer and seller, develop your list while sharing the cost of a listing service with a real estate agent.
  • Access and compile your list from a community on which you wish to concentrate.
